SBBJ REALTY

A unique product if you are on the look out for a loan to purchase a plot of land for house construction. The loan is available for a maximum amount of Rs.20 lacs* and with a comfortable repayment period of upto 15 years.

You are also eligible to avail another Housing Loan for construction of house on the plot financed above with the benefit of running both the loans concurrently.

(House should be constructed within 5 years from the date of availment of ‘SBBJ-Realty’ Housing Loan)

HOUSING LOAN FOR RAJASTHAN GOVT. EMPLOYEES
  • A tailor made product for Regular employees of State Govt. having minimum service of 2 years and upto the age of 55 years.
  • Loan can be granted at the branch where the employee is posted or at the branch where the house is situated
  • Loan amount up to 60 times of gross monthly income subject to total deduction including proposed EMI is restricted to 60% (voluntary saving excluded) Income of spouse cannot be clubbed
  • Margin : 15% 20% for the plot (15% if land is allotted by development authorities)
  • Rate of Interest : Floating Fixed (for 10 years with 2 year reset) 8.50% p.a. 8.75%p.a.
  • Repayment : Maximum 20 years or upto the remaining length of service
  • Security : Mortgage/Equitable mortgage of the property proposed to be purchased/constructed/improved
  • Processing Fee : Nil
  • Documents : Application duly forwarded from the DDO Other documents same as for SBBJ Home Loan
 HOUSING LOAN SCHEME FOR NRIs

The scheme covers both Non-Resident Indians (NRIs) as well as Persons of Indian Origin (PIOs) and is similar to the Bank's normal Housing Loan Scheme except in respect of a few features

 

Eligibility Criteria Individual (s) over 21 years of age with a steady source of income, who are: - 
  • Non-Resident Indian holding valid Indian Passport. OR
  • Persons of Indian origin (PIO), (A citizen of any country other than Bangladesh, Pakistan, Afghanistan, Bhutan, Sri Lanka or Nepal and) who (a) Held at any time an Indian Passport or (b) He or either his parents or any of its grand parents was a citizen of India by virtue of the constitution of India or the Citizenship Act 1955.
  • Persons should have been employed abroad for a minimum period of 2 years holding a valid job contract/work permit or be self-employed professional with a minimum net monthly income of US $ 500 (in any currency) for which a salary certificate/income statement duly attested from Indian Consulate / Embassy / SBI foreign office (including representative office) should be taken. Wherever attestation is not feasible, the salary/income certificate should be submitted duly notarized.
Proof of income Any of the following can be taken as proof of income in the case of NRIs/PIOs 1. Salary certificate
2. Average remittance (during the last 12 months) to NRE/FCNR/NRO account and SB account of spouse or parent.
3. Branch Manager certificate based on market enquires/ personal knowledge of applicant's background.
Mode of Disbursement Direct disbursement to seller of house/flat where building is ready for possession. For constructions/ renovation/ extension of house/ flat disbursement in phases linked to progress of the project. Disbursements from loan account should be done at the written requests of the borrower only. Loan amount shall not be credited to NRE/ FCNR account of the applicant.
Margin The margin should be paid by an NRI borrower by way of foreign inward remittance through normal banking channels or out of his/her NRE/FCNR/NRO accounts in India. This should be received in advance before disbursal of loan.
Repayment If the house/flat is rented out, and the rental income is more than prescribed instalments, the excess income can be utilised towards payment of local taxes/ insurance premium, etc. connected with the immovable property. If the rental income is less than the prescribed instalments, the borrower should remit the amount to the extent of the shortfall from abroad or pay the difference out of his/her NRE/FCNR/NRO account in India.
Other Instructions
  • The loan will not be granted for purchase of land only.
  • Loans should be granted for acquisition of only one house/flat for self-occupation by the non-resident borrower on his return to India and not for any other purposes
  • The cost of construction of building shall not be less than 50% of the total cost.
  • The borrower should meet cost of escalation. An undertaking to be obtained from him to the effect before disbursing the loan.
  • NRI must have accounts with the branch and should agree to confine all his banking transactions with the branch.

EARNEST MONEY DEPOSIT SCHEME FOR PURCHASE OF LAND/HOUSE
Purpose To finance applicants for earnest money for booking of residential plots/built-up houses being sold by Government Housing Agencies like Housing boards and Urban Development Authorities.
Eligibility Individuals above 21 years of age with a steady source of income.
Minimum income No minimum income criteria is stipulated.
Margin Minimum 10%
Loan Amount Least of the following
  • 90% of application money
  • 15 times NMI. Incomes of all the applicants may be taken into account if application is in joint names.
  • Rs.3, 50,000/-
Rate of interest 1.50% below BPLR, min. 9.75% p.a. on monthly compounding basis
Security
  • Third party guarantee good for the loan amount.
  • In case third party guarantee is not available tangible security to the extent of 100% of the loan amount should be taken.

On all applications it must be prominently mentioned under proper authentication that in case of non-allotment the refund be sent to the Bank to adjust the loan account

Disbursement
  • B/C favouring Government Agency. The draft / B/C should also bear application number of the borrower.
  • The application should mention a/c number. of the borrower with our bank for credit of refund in case of non - allotment.B
Repayment
  • In case of unsuccessful applicants - on receipt of refund from the housing board / UDA
  • In case of successful applicants -lump sum repayment of loan, which may also be repaid from the proceeds of Housing Loan if availed for purchase of the house / plot allotted.
  • Maximum tenure not to exceed 12 months from date of disbursement
  • No penalty for prepayment.
Processing Fee 0.60% of the loan amount + service Tax Minimum Rs.110/-
